FREQUENTLY ASKED QUESTIONS ABOUT PURCHASING PROPERTY IN VENICE FLORIDA
Why do current taxes vary so much on similar properties? Everyone asks this question. Usually it's due to one property having a homestead exemption. A good rule of thumb to multiply the purchase price by the milage rate OR search the tax records for similar properties.
What's a homestead exemption and how do I qualify? As a Florida resident, you are eligible to declare the first $50,000 of your home’s value as exempt for tax purposes, thereby reducing your ad valorem tax bill. To file for a homestead exemption, you must establish residency by December 31 prior to the year you will claim the exemption. Taxpayers must file between January 2 and March 1, with the County Property Appraiser's office.Also, once approved for this exemption, the taxes cannot increase more than 3% per year. This can cause a huge disparity in current taxes on listings you might be searching.
Why do monthly dues vary so widely between communities? Make sure you look to see what's included in those dues. Most villas and condos include cable. Some include all exterior building and landscaping maintenance, water and sewer. Villas usually do not include exterior building maintenance, but will include landscaping maintenance. These attached or free standing villas are frequently called "maintenance free".
What does insurance cost in Florida? Condos have most of the insurance cost included in the monthly dues. Policies range $500-$700 per year for a basic condo policy on a standard 2 bedroom/2 bath under 1500 square feet. Insurance for villas will usually be more expensive (in the $1500 per year range) if the association does not cover exterior building maintenance.
